| On June 1st, 2020, Rosenberger Construction broke ground on Phase I of the 300-acre business park known as Empire West. The project consisted of three buildings totaling 1,036,057 square feet. Buildings 1 and 2, totaling 285,282 square feet, have 32-foot clear heights and a front load dock configuration, and 3,200-square foot speculative offices complete with restrooms, breakrooms, conference rooms, offices, and open lobby/office space. Building 3, which is the largest of the buildings, at 750,775 square feet, boasts a 40-foot clear height with a cross-dock warehouse and more than 2,800 square feet of office space. This project was MEP Design/Build utilizing subcontractors selected by Rosenberger Construction and features an ESFR sprinkler system, motion-activated LED hi-bay lighting, HVLS (high-velocity low speed) fans in each speed bay, along with ventilation. The interior of the warehouse has white painted interior perimeter walls, painted columns, and sealed joints and floors. The exterior storefront displays unique LED strip lights surrounding the glass openings, canopies, sunshades, and thin-set stone veneer. Wrought iron perimeter fencing and gates provide security for the tenants’ truck court and trailer parking areas as well as stored materials. Rosenberger Construction completed Empire West in March of 2021, six weeks ahead of schedule. |
